KIRKLAND, Wash – Residents are invited to a community open house and a public hearing on Thursday, March 23 beginning at 6 p.m. in the Council Chamber at 123 5th Avenue to discuss amendments to the Comprehensive Plan and Zoning for the Houghton/Everest Neighborhood Center. The event begins with the open house for residents to ask questions and gather information, then at 7 p.m., the Kirkland Planning Commission and the Houghton Community Council will call to order a public hearing where amendments to the Comprehensive Plan, Zoning Map and Zoning Code for the Houghton/Everest Neighborhood Center will be under consideration.
While no decision has been made in the process of amending the Comprehensive Plan and Zoning, the Planning Commission and the Houghton Community Council are evaluating three options that include:
• The “Preservation” scenario, which would keep in place existing zoning and development standards at 30 feet (one to two stories).
• The “Modest Change” scenario which would allow an increase in building height from 30 feet to 35 feet (three stories).
• The Greater Change scenario which would allow a base height of 35 feet with the potential to increase up to 55 feet in specific areas based on meeting incentives for public benefits (three to five stories).
Other standards being considered include additional residential development with a 10% affordable housing requirement, modified lot coverage and setback/buffer requirements and new design guidelines for the Neighborhood Center.
The open house is an informal opportunity for community members to drop in, ask questions of planners and the project consultants and gather information.
The Planning Commission and Houghton Community Council meeting is a Public Hearing. During the meeting, anyone may speak or submit written comments.
